Loan EMI: Why the Schedule Looks the Way It Does

The amortization formula, the principal-vs-interest split year by year, prepayments, and the right rules of thumb to use before signing

1. The EMI Formula & What It Tells You

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)
P = principal • r = monthly rate (annual ÷ 12 ÷ 100) • n = months

A flat EMI is engineered so that the loan balance reaches zero exactly at month n. Early months: most of the EMI covers interest, since the balance is still high. Later months: most of the EMI is principal, since the balance has shrunk. The amortization table shows this shift clearly.

2. Why Total Interest Explodes With Tenure

  • 5-year vs 30-year: a ₹50L loan at 8.5% costs ~₹11.7L interest in 5 years vs ₹91.6L in 30 years
